Complementary consultations are included in the invoiced staging fee. Effective August 1, 2025, if a client or Realtor chooses not to proceed after receiving our customized staging plan and quotation, a consultation fee of $100.00 + HST will be billed to the scheduling Realtor. This covers the time, expertise, and staging plan provided for the client’s use.

Our staging contracts are for a 30 day* minimum.

We offer extended discounted pricing for staging periods of 3 months or greater for builders and model homes. Please inquire within. 

If a client is booking staging services without a realtor, a $500.00 non-refundable deposit will be collected at the time of booking to reserve your date. This amount will be deducted from your final invoice. Payment is accepted as e-transfer or cheque.

REALTORS & BUILDERS

Payment is due upon receipt of invoice after staging setup has been completed. Month-to-month reduced pricing is provided thereafter. No deposit required. Payment is accepted as e-transfer or cheque.

Everything is taken care of! Our staging fee includes an in-person consultation, follow-up

consultation summary, staging installation, 30-day rental* and destaging.

Staging greater than 30 days is applicable to extension fees. Extension rates are disclosed before the initial contract is agreed upon, in the event an extension is required.

If your home sells firm in less than 30 days, Desired Interiors Home Staging reserves the right to destage as soon as possible on a mutually agreed upon date and time.

We're proud to say that in most instances, our staging projects result in a timely sale in less than 30 days. In the event the listing does not sell within the 30-day initial contract period, we offer weekly extensions. This cost is determined by removing 20% from the initial staging fee (before taxes) and dividing by 4. This number is the weekly renewal fee before HST.

Desired Interiors Home Staging does not move clients’ furniture or belongings. We will provide all our clients and realtors with a follow-up consultation summary including a room-by-room breakdown of what our services will include, as well as suggestions and responsibilities to the client/realtor in preparation for staging. Items that are agreed upon to be left in certain rooms will be repositioned by us.

Items for removal/storage in preparation for staging are the responsibility of the homeowner.

We understand that accidents happen. Please let us know as soon as possible so we can determine the best solution for all parties. We try our best to repair damaged items but, if a piece of furniture or decor is deemed irreparable (ie: large tears/stains, pet stains, excessive clawing from pets, smashed/broken items) then the client/agent may be responsible to reimburse Desired Interiors Home Staging for up to the full cost of the item or its repair costs. 

Evidence of exposure to cigarette and/or cannabis smoke will be deemed a total loss and the client and/or realtor will be responsible to recover the cost of the damaged furniture and textiles in a timely manner to Desired Interiors Home Staging.

In order to continue to provide high quality service to our clients, cancellations and rescheduling can be made up until 48 hours before your scheduled staging

date. Less than 48 hours notice may result in the loss of your deposit depending on

operational needs and rescheduling availability.
